Who you are dealing with

OTNI Cleaning Services and OTNI Property Services are two Minnesota service companies under common ownership, serving Minneapolis, St. Paul and the greater Twin Cities metro. Both are licensed and insured; a certificate of insurance is available on request.

What this website is

An overview of the services offered and a way to request an estimate. Descriptions, service lists and any figures shown here are informational. They are not an offer, and they are not a quote.

Quotes and estimates

• Submitting the form is a request, not a booking. Nothing is scheduled until we confirm it.
• Estimates are free and carry no obligation.
• A price becomes firm only in the written estimate you approve. If the job turns out to be materially different from what was described, we quote the change and wait for your approval before continuing.
• An approved estimate governs the work. Where it and this page disagree, the estimate controls.

Scheduling and cancellation

We give a real arrival window and call if we are running behind. Tell us at least 24 hours ahead if you need to cancel or move a visit, so the crew can be assigned elsewhere. Recurring plans can be paused or ended with reasonable notice — the specific terms live in your service agreement.

Access to your property

You are responsible for providing safe access and for telling us about anything on site we should know: alarm codes, pets, a room to skip, a fixture that is already damaged. Secure or irreplaceable items should be put away before we arrive.

Our work

• We carry our own supplies and equipment unless the estimate says otherwise.
• Cleaning: if something was missed, tell us within 24 hours and we return to correct it at no charge.
• Repairs: we walk the work with you before calling it done. Talk to us about a workmanship concern promptly so we can address it.
• Some conditions cannot be corrected by cleaning or by the repair requested — permanent staining, pre-existing damage, wear. We will say so rather than promise a result we cannot deliver.

Payment

Terms are set in your estimate or service agreement. Invoices are due on the terms stated there.

Liability

We are insured, and we take responsibility for damage our crew causes. Tell us promptly so we can document it and put it right.

We are not responsible for pre-existing damage, for normal wear, for items that were not disclosed as fragile or valuable, or for delays caused by weather, utility failure or anything else outside our control. Minnesota winters are what they are.

The text, photographs, logos and design of this site belong to OTNI. We try to keep every page accurate and current, but we do not warrant that it is free of error, and the site is provided as is. Links to other sites are for convenience; we do not control what is on them.

Governing law

These terms are governed by the laws of the State of Minnesota.
